Phoenix Collateral Advisor's research and reporting are the foundation of its business. PCA is focused on the ability to identify trends in data so that our clients are empowered to make decisions that directly impact the bottom line. While we emphasize a custom approach with all of our clients, here is a description of some of the analytical tools we provide:
Default Timeline Management & Metrics
Testing for potential servicing delays related default, foreclosure and bankruptcy loans. Examples include identifying loans that are overdue for foreclosure referral, past state foreclosure timelines or post-petition delinquent in bankruptcy.
Exception Reporting
Identification of special high risk circumstances within a portfolio. This process singles out assets that may need special attention from the servicer. Examples include significant valuation changes and low value foreclosure assets.
Cure & Resolution Rates
Measurement of a servicer's success in initiating and completing workouts within the portfolio. This success is measured over time to gauge the effectiveness of loss mitigation strategies and execution. Examples include reporting on repayment plans, negotiated 3rd party short sales, and full payoffs.
Portfolio Roll Rates
Tracking the status changes over time within a portfolio. By capturing the direction that a portfolio may be heading, investors can effectively manage their risk. Examples include detailed summaries of monthly loan status rolls and portfolio summaries of positive, negative, and neutral shifts.
Liquidation Reporting
Summary of the assets that liquidated in the reporting period. Liquidation could occur through full payoffs, foreclosure sale, or loan sale. Examples include portfolio level summaries and loan level detail liquidation reports.
Cash Flow Metrics
Evaluation of portfolio level cash flow. Loans are tracked for their monthly payment history. Reporting examples include the ability to track percentages of cash flowing delinquent loans, repayment plans, and bankruptcies.
Boarding Source Performance
Review of loan level performance as tracked within groups of originators, prior servicer, and specific purchase transactions. Examples include loan status and delinquency tracking within a unique historical transaction or across the portfolio of loans acquired from a single originator.
